Terms & house rules

The rental terms and house rules for rooms let by Gavathe Eiendom. You confirm these inside the application.

1. Who we are

Book1Room is the booking platform for rooms let by Gavathe Eiendom in the Oslo area. These terms apply to applications made and tenancies managed through the platform.

2. Applying for a room

You apply for a specific free room by giving your details, a photo of your ID, your move-in date and a short introduction. We run an automatic name check (OCR) against your ID; it never confirms authenticity on its own, and an admin reviews unclear cases.

Applying is free and places you under no obligation. The landlord may accept, decline or ask for more information. You are notified of the decision in the app and by email.

3. Rent

Rent is a fixed monthly amount per room, payable in advance and due on the 1st of each month. If you move in during the month, the first month is prorated: a daily rate of the monthly rent ÷ 30.5 is charged for each remaining day of that month.

Residential letting is exempt from VAT in Norway, so no VAT is added to the rent.

4. Electricity

Electricity is billed separately from rent as a fixed monthly share per person (typically 500–600 NOK, depending on the house). This is an advance on the real cost.

Every six months the house's actual electricity cost is reconciled against the advances paid, and the difference is refunded or billed. The calculation is visible in your account.

5. Advance (deposit)

At move-in you pay an advance (First month rent + 2,500 NOK advance, configurable to 1.5× the monthly rent). The advance is held and applied to your final rental period — it is never charged twice.

You can always see your remaining advance balance. Any part not needed to cover unpaid rent or damage beyond normal wear is returned after move-out.

6. Notice & moving out

Either party may end the tenancy by giving notice. The notice period is one full calendar month, counted from the 1st of the month after the notice. For example, notice given on 20 October means the notice month is November and the tenancy ends 30 November.

At move-out you document the room with check-out photos, the final rent and electricity are settled against your advance, and any balance is refunded or billed.

7. Changing room

As a current tenant you can ask to move to another available room — in your house or another of our houses — directly from your account. Before you confirm, you see the new rent and the one-off administrative fee.

Each move has a fixed administrative fee of 500 NOK, invoiced when you confirm it. Your existing advance stays in place, so no new advance is charged. If the new room is dearer, the new rent applies from the following month.

8. House rules

You confirm these during your application and agree to follow them for the duration of your tenancy:

  • No smoking inside the property
  • No pets
  • No overnight visitors
  • No parties
  • Keep quiet — housemates work different shifts
  • Weekly shared-area cleaning rota

9. Payments, privacy & governing law

Card payments are processed by our payment provider; we never store your full card details. Your ID documents are accessible only to authorised staff.

This agreement is governed by Norwegian law, in particular the Tenancy Act (husleieloven). Disputes may be brought before the Tenancy Dispute Committee (Husleietvistutvalget) or the ordinary courts.

These terms summarise the tenancy agreement; the signed contract for your room is the binding document.
